Proper Maintenance for Your Floors

Disinfecting your wood floors help destroy bacteria, germs and fungus. Your floors contain a lot of bacteria and germs from pets, spillage and dirt from outside.

General routine cleaning of your floors remove dust, dirt and soil, but does not remove microorganisms that exist on the surface. You need to disinfect your floors.

Lysol and household bleach

are effective for disinfecting your floors but does not fare well for wood floors because of the harsh ingredients. So how do you disinfect your wood floor?

Two Ways to Disinfect Your Floors

1. Disinfect using White vinegar and water

    • Distilled white vinegar is natural and non toxic. The acidic nature of white vinegar makes it effective for killing pathogens, removing dirt and grime and killing bacteria fungus.

It is safe for pets and humans, however, incorrect use of vinegar and water can harm your floors if you are not careful. Use the right concentration( ½ a cup per gallon of water) and make sure to prevent standing water on the surface of your floors.

2. Disinfect by Steam Clean

    • The high temperature of steam kills bacteria and germs.

Most wood floor manufacturers discourage owners from using steam. Incorrect use of steam can greatly damage your wood floor. Before you steam a wood floor surface, ensure that your floor is properly sealed. Set your device to produce dry steam that has little amount of water for faster drying.

According to NWFA

Routine cleaning of your wood floors involves sweeping, dust mopping, or vacuuming using the bare floor setting to remove dust and dirt. Clean spills immediately with a dry or slightly damp cloth. Don’t use wet mops or steam mops, which will damage the finish and the wood over long periods of time.

    Wood Floors

    HARDWOOD FLOOR TYPES

    The main hardwood floor types are solid hardwood and engineered hardwood. A solid hardwood floor is made from solid pieces of wood, which is why the layers are extremely durable and strong. You can mount multiple matching cabinets on solid hardwood flooring in your kitchen confidently because each individual wood slab is usually ¾ inches thick. Engineered wood is also made with layers like solid hardwood flooring; however, the layout is slightly different. On the top layer, there is a slab of natural wood that’s made from a specific wood species. The bottom layer of engineered flooring consists of natural wood. In the center of an engineered slab, you’ll find five to seven layers of plywood that are arranged in a crisscross pattern.

    Wood is hydroscopic. It will absorb and expel moisture based on its environment. Solid wood flooring is 100% hardwood and is not immune to these changes. With Engineered wood floorings multi-ply construction, these changes are greatly reduced. However, for the best results we recommend that all hardwood floorings be acclimated in a controlled environment prior to installation.

    Interior walls should be dry enough to be painted and a relative humidity of 30-50% should be provided before any installation begins. A Calcium Chloride test will determine if a concrete slab is suitable for hardwood flooring, If excessive moisture is present an approved concrete sealer should be used to seal the slab.

    Concrete sub floors must be clean, flat and sound and of sufficient compression strength (3000lbs PSI) being sure that the surface is not slick. Sections not flat such as waviness, trowel marks, etc. are to be eliminated by grinding or the use of an acceptable leveling compound. Especially along the walls, the sub floor flatness must be checked and, if necessary, improved. Flat to 1/8” in an 8’ radius.

    In addition to concrete sub floors, these products can be installed over dry, flat wood sub floors, such as plywood. If plywood is used as an overlay over an existing sub floor, the thickness of the overlay material much be such as to yield a total 3/4” sub floor thickness.

    New wood type sub floors should also be checked for moisture using a moisture meter. In general, wood or plywood sub floors should not exceed 12% moisture content or 4% moisture content difference between wood flooring and sub floor. Sub floor irregularities and undulation may cause any wood flooring installation to develop hollow spots between the flooring and the sub floor.

    The three methods to install wood floors are:

    • Glue Down
    • Floating
    • Nail Down

The inner cores are generally either a hardwood and/or soft ply- wood type of material, which incorporates the tongue and groove system. The top hardwood veneer wear layer is glued on top surface of the core and is available in almost any hardwood species.

    Some of the benefits to a floating floor are:

    • Floating floors were designed to cover various types of sub flooring with a minimal amount of preparation.
    • They can be removed or repaired without damaging your sub floor.
    • You can remove a floating floor with ease and in some situations re-install it in a different area.
    • Removal of ceramic tile can be very costly and you can cover it up with a floating floor.

    Floating wood floors are basically built the same as other engineered wood floors, which have multiple thin ply layers that are glued together. The inner cores are generally either a hardwood and/or soft ply- wood type of material, which incorporates the tongue and groove system.     The AC ratings are broken down into categories AC1 through AC5. Each rating has accompanying pictures/diagrams showing a product’s function and durability. The ratings are first separated by residential or commercial and then by the level of traffic: moderate, general and heavy.
